Cottle County Ranch

Acres:  398 Acres Southeast of Paducah near the Chalk Community.
Improvements:  The 1,500 SF house has been remodeled and is in good condition.. There is a nice size wooden deck on the front and east side of house. 3 bedrooms and  1 3/4 bathrooms with central heat and air.  A hunter’s bunkhouse is near the main house and has 3 rooms with bunk beds and heaters.  There is a 30’x 60’ hay barn in good condition. Deer feeders and blinds are scattered throughout the property. A nice set of cattle pens is centrally located with catch fences from different grazing blocks for easy catching and working. There is a 5-strand barbed wire fence around perimeter, with good gates and some cross fencing. Water is available in 3-4 different locations including the west pasture, and the working pens.
Native Grass: 238 Acres. North Wichita River runs through this acreage
Culivated:  160, of which 125 are irrigated with pivot sprinklers. There are 2 Valley pivot sprinklers. One is towable. It waters 50 acres of beautiful Bermuda grass near house, and can be towed east to another field very easily. The other sprinkler is a windshield wipe on the west part of property that is in good condition. Strong land.
Water:  1 well, 40 HP/3 Phase/120’ depth. The well is set up to pump 640 GPM. It will hold this and furnish sprinklers with 15-18 lbs. Pressure. The well would probably pump more and hold with a bigger motor. Nearby wells are pumping 1,000 GPM each. This is a good well.
Payments: $2,100 FSA payments per year
Game: Deer, Turkey, Hogs, Quail, some feeders and blinds.
Price: $1,000 an acre.
Taxes:  Approximately $1,400 per year.

COMMENTS:  This is one of the neatest places that I have offered. The native pasture, along with the Irrigated Bermuda grass and other cultivated acres can provide grazing for 150 cow units. The cultivated acres could be leased out to nearby ranchers/farmers. This place has it all. The North Wichita River meanders through the place from west to east. It has some elevation changes with excellent places for blinds. It has one tank that has water most of the time. These features create many opportunities for hunters.
