Location: From Hereford Texas, 5.9 miles west on FM 1058, then 8.9 miles north on FM 1057 to CR 15, then 2 miles west on CR 15 to SE corner of property.

Description: This property is exceptionally nice. The east/2 of section will make a good irrigated farm after the CRP expires. The west/2 of the property is also good land with more slope. There are 4 wells on the property.  The wells appear to be in very good condition. Three of the wells are currently leased to a neighbor for irrigation. The land is located in an area with good irrigation capabilities. The adjoining farms to the north and south both produced corn in the 2009 crop year. The CRP grass is in excellent condition and will make good grazing in the future. Other improvements include an older house, livestock corrals, and electricity in several locations, tail water pit, underground tile, barbed wire fence on west boundary, and an excellent gravel road on the south side. The two miles of CR 15 towards the east and FM 1057 is a hard surface road.
