Legal Description: West 300 acres of South 400 acres, Section 6, Block C4, Hale County Texas, save and except a 5 acre tract out of the west central portion, containing 295 acres more or less.  (House and 5 acres are not included)

Location: App.  ½ mile north and 1 mile east of Edmonson Texas (watch for signs) County Road M and County Road 20

Description: This is a nice irrigated farm in North Central Hale County. Access is provided by CR M on the west boundary and CR 20 on the south boundary. There are a total of three wells. One well equipped with a 4” turbine pump is currently fueled by natural gas. Another well is equipped with an 8” turbine pump currently on natural gas. One well has a turbine pump with a 50 HP vertical electric motor. The pumps, gear heads, and drive shafts will convey with property. The motors belong to the tenant and are excluded.
A 1995 Zimmattic Pivot Sprinkler system, in good condition, is also included. This system covers 120 acres. There is an older Reinke Sprinkler System that belongs to tenant that will be excluded. Other improvements include a metal/tin barn with sliding doors, electricity, and concrete floor, underground tile, and tail water pit.
