Location: South Central Swisher County

Legal Description: N/2, Section 45, Block M-14, Swisher County Texas, containing 320 acres more or less.

Description: This is a nice ½ section of grass in Southern Swisher County. It has been enrolled in the USDA-CRP program and is expiring in September, 2010. There are 4 or 5 older submergible wells on the property. The grass is in good condition and will make excellent grazing. The grass could be broken out and farmed dry land. Take a good look and bring us an offer.

House Description: The house is a nice looking farmhouse with siding and a metal roof. There are 3 bedrooms and 2 bathrooms. There is a current renter in the house. The house is in fair to good condition, but could really be nice with some TLC. The appraisal district is showing 1850 square feet for the main area, 192 SF for the basement, and 440 SF for the garage. There are a few older outbuildings and an older wood barn that are okay for cattle or horses. There is a good domestic well that provides water to the house, yard, and a couple of livestock water faucets. A Buyer should be prepared to install a new septic system and sewer line from house. Other repairs could include, flooring in one bathroom, a few windows repaired, and general maintenance. The ceiling in the basement also needs replacing. The yard is nice with good grass and some trees.
