Location: Approximately 8 miles West and 3 mile North of Tulia Texas on FM 1424, or 14 miles South of Happy Texas.

Legal Description: North/2, Section 17, Block M-6, containing 320 acres more or less, Swisher County Texas

Description: This property is a nice ½ section located in West/Central Swisher County. Excellent access is provided by FM 1424 on the West boundary with ½ mile highway frontage. The land lies ½ mile North-South, and 1 mile East-West. There are 220 acres on the east side that includes Native Grass and a Windmill. The Windmill is in working condition with a metal water tank on a cement pad. There is also a small dirt overflow pond. A playa lake is located on this East portion and should provide excellent grazing for livestock. The West portion of the land is currently enrolled in the CRP program through 2012. The 103.56 acres in CRP is generating $3,626.00 per year or $35.00 per acre annually. The CRP grass is in excellent condition. The Native Grass has a solid cover and should green up after recent rains. There are prairie dog holes, but they have been eradicated. Electricity and Underground Tile are found on the west side near FM 1424. There is also an older irrigation well on the West side. This property is ideally suited for grazing livestock. The CRP would make good farm ground for wheat or other crops after expiration.
