Legal Description: Call for legal description. This 835 acres, more or less, is situated in Castro, Swisher, and Hale Counties.
Location: 8 miles southeast of Hart Texas on Highway 194, or approximately 5 miles northwest of Edmonson Texas, on the south side of Highway 194. FM 2881 is the south boundary and Highway 194 is the north boundary.
Description: This is as nice of a farm as a person will find. Soil types include 97.9% Pullman clay loam with 0 to 1% slopes. There are a total of 7 working wells. The wells are producing a total of 400 gallons of water per minute. There are two Valley Sprinkler systems. The north one is new except for the pivot and drops. The original pivot is a 2003 model, with all new towers and wiring replaced after a high wind. It is in excellent condition and has a windshield wipe pattern. The south pivot is a 1992 model Valley, 18 towers, in good condition. Wells are equipped with 1-50HP, and 6-10 and 15HP electric submergible pumps. Depths range from 300’ to 360’. All wells are tied together with 50psi plastic underground tile. The tenant runs 1 sprinkler at a time.
There are two nice barns that will sale with the farm. One is a 40’ x 100’ Butler Grain Barn, concrete floor, electricity, and natural gas. The other barn is a very nice 50’ x 120’ metal barn with electricity and concrete apron. There is some concrete inside the barn, but most of the floor is dirt/graveled and is used for storing large equipment. The tenant owns the fertilizer tanks and the telemetry systems. The farm is verbally rented to an outstanding tenant for the 2021 crop year. The Buyer will receive the landlord’s share of the 2021 crop.
